Think About Selling Your Home? Want To Know What Your Home's Worth? Three Words: GET AN APPRAISAL

What about that 4D theater you have hiding in the basement?

Or, that pre-2000 underground bomb shelter that was your answer to Y2K?

Well, the comps can't show me those amazing treasures hidden within your walls, or buried in your backyard. So, that's where the appraisal comes into play. 

You will be hiring an appraiser as a homeowner. So, he won't be hired by a lender. He isn't sent to you from a management company. You get to pick your own appraiser. You get to find a reputable one using online reviews and sources. This appraisal can mean more than just a number to you.

You will have in your possession the appraisal report. This infamous, magical being that makes or brakes real estate deals worldwide. Paper gold. 

So, now that you have the appraisal, what EXACTLY does that mean? 

Numero uno: It will help you price you home to sell. When I say "sell", I mean "sell". 

Your home won't be one of those sitting on the market for months, years, decades. Let's just say, it won't be a historical landmark when that first offer rolls in. 

Not only will this appraisal help you price your home, you can also use it to judge and review any offers that come in. As a Realtor, one of my greatest fears and reaccuring nightmares is a low appraisal. Well, now, you will have the "almighty" power of pricing and value in your hands. Don't think for one second that leaving, accidentally of course, your appraisal report on the counter next to the brochures when buyers come looking at your home won't help raise the offers coming in. Such a great resource. 

Anyway, so...if you're thinking about selling your home and seriously thinking about hiring an appraiser to give you that competitive advantage over your over-priced competition..then, contact me.
