Developer Brings Apartment Zoning Request to Milton

Staff and Milton's Planning Commission have recommended approval for the Deerfield Parkway rezoning request, which is expected to be put on a future City Council agenda by a vote tonight.

While Alpharetta continues to reject most apartment zoning applications, Milton City Council gets its first look at a 256-unit apartment development that has its staff's recommendation for approval.

The council meets tonight at 6 p.m. at , but the zoning application by Crescent Resources is just at first presentation stage, which is when the City Council decides if it will consider an item. No vote other than to place it on a future agenda will be taken.

The 21.4-acre apartment development site is on Deerfield Parkway, next door to the office development in which City Hall is located.

The latest site plan shows a single driveway entrance to Deerfield Parkway.

The site has multiple zoning designations, with a C-1 (Community Business) designation for a 72-bed assisted living facility and a 23,000 square foot special school. The same parcel also has O-I (Office-Institutional) zoning for retail, service commercial and/or office at a maximum density of 19,191 square feet per acre. It had been approved for a 40,500 square foot data center.

The property is part of the planned development of Deerfield, and is subject to covenants of the development. The property is also subject to the Deerfield Overlay District and within the recently approved Regional Activity Center, Hwy 9/GA 400 Master Plan, Livable Centers Initiative (LCI) Study.

City Council also is expected to approve several engineering contracts for intersection improvement projects and a $199,990 contract to renovate playfields at Cogburn Woods and Birmingham Falls elementary schools at its meeting tonight.
