North American Properties Announces Avalon Tenants

The first phase of the mixed-used development in Alpharetta will open in April 2014.

CORRECTION: Whole Foods is exploring an option to convert its Harry's Farmers Market into a distribution center, but there's no need to change your shopping habits anytime soon. The grocer has just applied for zoning changes so that could be a possiblity. The store is not scheduled to close, and could well be open long after its Avalon store is expected to open in April 2014.

North American Properties announced the construction timeline and the first seven tenants for Avalon, its mixed-use development at Old Milton and Westside parkways.

The first phase of Avalon will begin construction this fall and take approximately 18 months, with the grand opening now scheduled for April 5, 2014, according to the official statement released Thursday night. That's a bit more than five months later than its original timeline, but it took time before City Council unanimously approve the master plan.

The Atlanta Business Chronicle reported on tenants after Mark Toro, North American Properties managing partner, returned from the International Council of Shopping Centers' conferrence.

"We are proud to officially announce the following tenants," North American Properties said in its statement:

Yard House (second in GA)

According to its website, Yard House is a restaurant that offers one of the largest selections of draft beers, a diverse menu of American fare, and plays a selection of classic rock music on a state-of-the-art sound system. The flagship Yard House opened on Dec. 7, 1996 along the Long Beach waterfront in Southern California. The first to open in Georgia was at another North American Properties' development, Atlantic Station.

Arhaus (home furnishings boutique)

Arhaus says on its website that its philosophy is "to design our own products, search for the best manufacturer while controlling quality, and bring the furniture direct to our customers." The company is committed to using recycled natural resources. It has a location at Phipps Plaza. 

Orvis

Orvis offers men's and women's clothing, fly fishing equipment and even clothing for hunting. The company endorses fly fishing guide services, including River Through Atlanta Guides in Roswell. Fly fishing and wingshooting schools, plus nature and safari trips help make this a unique store. Orvis has one store in Georgia at Buckhead Square.

Athleta

Athleta offers women's yoga clothing, swimwear, running clothing and athletic clothing for fitness, golf & tennis, plus active wear for daily life.

Paper Source

According to its website, Paper Source is a premier paperie and online retailer offering a unique selection of fine and artisanal papers, invitations and announcements, personalized and distinctive gifts, gift wrap, greeting cards, custom stamps, and a custom collection of envelope and cards. It has one .

Anthropologie

Anthropologie says on its website that it offers "a one-of-a-kind and compelling shopping experience that makes women feel beautiful, hopeful and connected." Existing Georgia locations includ Perimeter Mall, Lenox Square Mall and Westside Urban Market.

Whole Foods

Whole Foods Market is the world's largest retailer of natural and organic foods, with stores throughout North America and the United Kingdom. The grocer is looking at an option to convert its on Hembree Road into a distribution center, but the Alpharetta could have both a Harrys and a Whole Foods in 2014 when Avalon opens.

Regal Cinemas

Regal Cinemas says on its website that it is the largest movie theater circuit featuring major motion pictures, digital movie presentation, RealD Digital 3D. is part of the Regal Cinemas group.

Excellent! I work in that area and it will be nice to walk to Whole Foods for lunch. The other shops will be a good fit for this area as well. Though the shops downtown will suffer.

Boooooring. Exactly why I thought this was another waste of land. Overpriced groceries and fishing gear!!! ANOTHER cinema? There are two down the street. Get freaking original please.....There are SO many empty retail space all around town and now they want to build this mess and put in stores like Orvis that will create more empty spaces by driving out smaller places like Alpharetta Outfitters.

Add a TOOJAY’S GOURMET DELI, famous for its New York style delicatessen specialties. They are all over Florida.

OFF Saks and Neiman Marcus Last Call would be great. The closest stores are at Discover. I think this would be a great fits to those people who do not wish to travel to Gwinnet County or Dawsonville Outlets.

NL, my wife and I have thought the same thing. We lived in Central Florida and loved TooJay's. It would be a huge hit in our area, whether or not they would consider expanding or franchising here is a good question to ask.

Not doom and gloom Mark. I actually like the idea of the residential and retail concept. I also think they should bring rail up this way. Taking Marta to town or the airport is great. No gas or parking to worry about!
As for the actual retailers, I would like to see more support for smaller independent shops. Why not create an open market and bring in the local farmers that always set up shop around Alpharetta and Roswell area, instead of another overpriced grocer. Can a smaller sports shop selling Orvis equipment survive against an Orvis flagship store opening down the road? I think attracting some local businesses like Apharetta Outfitters, that could benefit from being in the "Avalon" spot light, is a far better plan Maybe I am too cerebral, but instead of a cinema how about a theater or music venue and bringing some support for the arts to town? Becca....I'm with you...Trader Joes would be great too, but I don't know how that would impact Whole Foods. Anyway, I like it. It would be a great idea. Also, Last Call Neiman Marcus and Off Saks sound good too. Between Buckhead, Alpharetta, and Cobb County none of these store exist, except for in Gwinett County (Discover Mills), who wants to travel that far out. Also, who wants to pay full price a the regular Saks and Neiman stores when you can have the discount stores right here in Alpharetta. I'm sure these stores will be a hit. With all the corporate offices in the area KRISPY KREME would do well too. Schmick and McCormick is another good restaurant.... Bliss Spa would be great....New York has a store called Century 21 in lower Manhattan. People love this store, something like that would be major here. Putting one of those here would be great, it's almost like the person who first introduced Krispy Kreme to NY a few years back. It turned out that Krispy Kreme has become a hit in NY, we never had it there before. Anyway, just a few suggestions that may help.

Mark Toro...I hope that you are reading some of these suggestions :-). You mentioned that there will be "No Department Stores", but you guys should have at least one that isn't presently in Alpharetta or even close. I'm pushing for Off Saks or Neiman Marcus Last Call, these stores are high end compared to some of the stores I've seen listed at Santana Row. Anyway, unlike Dom who clearly is the real "jackass". You guys keep up the good work. I really like what you guys are doing here in Alpharetta.

Off Saks or Last Call are outlet mall tailored, not for a mixed-used retail property like Avalon.

Bass Pro Shop. I know that you said or is is coming, but the closest Bass Pro shop in Gwinnet and alot of people would go on their way to the lake or hunting on this side of Atlanta.

Avalon needs a truly high end jeweler. I would look for something along the lines of Tiffany & Co. or at least one selling and servicing Rolex watches.
H. Stockton would also be nice.

Forget Bass Pro Shop, we need a Cabela's in the Southeast, they are far better than Bass Pro Shop.
@ Dom...you are misinformed in regards to the theatre, Regal at Northpoint is moving to Avalon and AMC is moving across the street to the empty anchor spot at North Point Mall, so the "new" theatre at Avalon won't be competing with 2 theatres right down the road.

Mark, I hope NAP is not planning on signing any guarantees or putting any of their own money into this thing; North Fulton is entirely overretailed.

A performance space would be a great asset. It serves as a gathering place and creates synergy with restaurants and retail.
