CBRE Team Ready to Lease Avalon Loft Office Space

Once Avalon opens in October 2014, tenants will be part of the "fiberhood" at the development in Alpharetta, with Gigabit Internet speeds.

CBRE announced it will represent North American Properties in leasing 108,887 square feet of Class A loft office space at Avalon.

Heather Lamb, Peter McGuone and Bryan Heller of CBRE Atlanta Brokerage Services have been tapped to lead the leasing charge.

Among the types of businesses CBRE will market as being likely tenants are technology, media, gaming, financial services and boutique medical offices. The offices will range from 2,248–50,000 square feet. Each building has approximately 50,000 square feet of office space. An elevator services the loft office space. CBRE said today that rates are negotiable.

Scheduled to open in October 2014, Avalon is one of the largest projects under construction in the United States and its developers say it will be the Southeast’s preeminent experiential development — a place where specialty retail, entertainment, restaurants, residences, offices, hotels and public spaces come together to create a truly unique experience.

“The loft office at Avalon is a once-in-a-generation opportunity for tenants to secure what will be a very unique space, affording their associates access to an experience unmatched in the region” McGuone said. “We intend to be fully committed before the doors open in October.”

"The types of tenants that are going to be looking at Avalon are focused on the environment in and around which they work which drives their companies productivity," Bridgette Bonner said for CBRE today.  Asked why potential tenants should consider this space when plenty of other leasing opportunities are availble, she provided the following answer from CBRE and North American Properties: Avalon is the first experiential office environment providing an experience similar to that of the lobby of a 4-star hotel with luxury amenities and concierge services unlike anything else in the Southeast.

Avalon includes 570,000 square feet of high-end retail space, 250 luxury residential rental units over retail, 101 single-family homes, a conference center hotel and resort-inspired amenities and services. The property is designed to meet all the needs of any office tenant in one walkable community.

Additionally, Avalon will be the first “fiberhood” in Georgia, with Internet speeds 100 times faster than the average speed in America. The benefits of working in a fiberhood are seemingly endless: crystal clear HDTV, instant streaming of HD video without buffering, uploading and downloading large files and working in the "cloud".
