Milton to Teach Large Land Owners About Development Rights

The city will hold the Transfer of Development Rights workshop to educate the equestrian community and land owners with more than 5 acres of property.

 

Do you own a horse farm or large plot of land in Milton?

Then you'll want to attend a Transfer of Development Rights (TDR) workshop Tuesday, Jan. 29 at 5 p.m. The City of Milton Community Development Department is holding the workshop to educate the equestrian community and land owners of more than five acres about the program. 

The open public meeting will take place in City Council Chambers of City Hall. (Use this map of City Hall to find the room.)

The program allows a landowner to transfer the rights to development from his parcel to increase the development rights on a different parcel of land. In effect, TDRs protect large swaths of land from future development while guiding smart growth and density in areas defined by the community.

I encourage anyone that owns land in Milton attend this meeting to learn more about TDR's (Transfer of Development Rights). The positive and the negative and it can lead to loss of your private property.

Mike Mullinix acknowledges that some farms have changed what they raise and marketed their products directly to the public. But he questions how much demand there is for what he calls "agri-tourism."

"Farming's a disease," Mullinix said with a wry smile. "We love it," he said, but added "It's not as much fun. The fun's almost out of it. … We're so used to doing things — then to be told you can't…"

But West said the easements need to be restrictive to preserve the agricultural character of the land. "When you take the state's dollars," she added, "you're giving permission for the state to tell you what to do."

THIS IS ABOUT REMOVING PRIVATE PROPERTY RIGHTS! Research before you act. I'm just saying when has the government ever done something that doesn't benefit them. It might fill a need financial for the moment, but land owners need to think long term. Research, research, research!!!

May i ask why my last comment was not accepted.? I am resubmitting it below. Thank you for the freedom of speech this blog stands for. Never would i think this would blog would suppress information.

The ARC, Atlanta Regional Comissions definition of an easement/TDR: 1. Conservation Easement - Legal agreement a property owner makes to restrict the type and amount of development that may take place on his or her property. A partial interest in the property is transferred to a qualified non-profit, land trust, or governmental entity either by gift or purchase, in exchange for potential tax savings. As ownership changes, the land remains subject to the easement restrictions.

The face that your property remains subject to the easement restrictions and that their are restrictions placed on that property, your land value will go down.
